Laser Scanning
We use the latest FARO Focus Premium laser scanner to capture dense, accurate 3D survey data quickly and efficiently. Combined with a Ricoh Theta Z1 360° camera, it produces high-quality colour imagery that provides a clear visual record of the site and supports the interpretation of complex building details.
The resulting point cloud forms a reliable basis for producing floor plans, elevations, sections and detailed measured survey drawings. This technology allows us to survey large, complex or occupied properties with reduced time on site and minimal disruption.
Topographical Surveys
We use a Leica TS16 robotic total station with AP20 AutoPole technology to capture accurate, detailed topographical survey data efficiently. Automatic pole-height measurement, tilt compensation and target identification help reduce setup time and minimise the risk of manual recording errors, particularly across large or complex sites.
The captured data is processed into clear, fully layered CAD drawings showing site levels, buildings, boundaries, highways, drainage, street furniture, vegetation and other relevant features. Surveys can be related to an established site datum or tied to national grid coordinates where required, providing a dependable basis for design, planning and development work.
Land Registry-Compliant lease plans
Montgomery & Cunnington prepares clear, accurate Land Registry-compliant lease plans for commercial properties throughout the UK. Plans can be produced from existing drawings or following a measured survey and can show the leased demise, shared areas, access routes, parking spaces, external areas and any relevant rights or exclusions.
Each lease plan is supplied in a clear, solicitor-ready format with the appropriate scale, north point, location detail and coloured edging. We can assist with new leases, renewals, subdivisions, acquisitions, disposals and title registrations, with prompt turnaround available for straightforward instructions.
Area Measurement and Reporting
We provide detailed area measurement surveys and schedules for commercial properties, including offices, retail units, industrial buildings and shopping centres. Measurements can be prepared in accordance with RICS standards, including GIA, NIA, IPMS and ITZA, depending on the property type and purpose of the instruction.
Clear, auditable plans are produced alongside structured area schedules, with individual units, floors and measurement zones clearly identified. Reports can also include tenant-by-tenant breakdowns, retail zoning, exclusions and summary totals, providing reliable information for leasing, valuation, asset management and due-diligence purposes.
